Stage 7: Contract Administration

With a building permit in place construction can now commence...

If you have engaged your architect for this phase of works, they will act as an impartial mediator between you and the builder for the duration of the build. Tasks undertaken by your architect during this phase may include:

+ Carrying out regular site visits to review progress regarding design quality control, materials selection and performance as described in the contract documents.

+ Reviewing documentation, submissions put forward by the builder and responding to any queries raised during the build.

+ Administering variations and obtaining approval from you for any changes requested /made.

+ Assessing progress claims put forward by the builder, adjusting any monetary sums included in the contract, extensions of time claims and issuing of progress certificates throughout the course of the build.

+ Coordination of any additional work or consultation required from your consultants during the build.

+ Preparation of the defects lists prior to practical completion, and inspection of the rectification of the defects and issue of the notice of practical completion.

+ Your architect will also assess the final contract account and issue the final certificate upon completion of defects and outstanding work.
