Stage 6: Contract Selection

(Contract Selection is also known as the Tender Phase)

...With the design documented it is now time to find a builder.

+ During this phase, your architect will provide recommendations on the preferred method of tendering, contract selection and will also prepare a list of prospective builders in collaboration with you.

+ Once a shortlist of builders has been confirmed the architect will prepare the tender documents and issue to all selected tenderers.

+ Your architect will respond to all inquiries from builders during this period and assess each of the tenders once received and prepare a report and recommendation for your review and selection.

+ Once you have selected your preferred tenderer your architect will then negotiate with them to obtain an offer (price) acceptable to you and arrange for signing and execution of the contract documents by both parties.

Stage 6a: Building Permit

Once the building permit is issued construction can commence!

With the successful contractor selected it will then be possible to move forward with obtaining the building permit from the building surveyor.

Your architect will package all required documentation for the building surveyor to assess and make any required amendments.
