Stage 3: Detailed Design

You might be wondering why this stage is required ..didn't we just agree on the design approach for the works during sketch design phase?

Yes we did, and to make sure that your design approach is not lost, we now need to translate what it means for all areas of your project.

Built structures are quite complicated undertakings and require all the finer details to be ironed out. So now that we have agreed the way forward with you, we need to work up all areas of the design to arrive at a comprehensive solution that you will love.

So what’s involved?

+ Having obtained your approval to proceed, we usually commence by re-visiting the site to investigate the location of existing services and amenity, taking further measurements as required. During this time we can also arrange for further specialist services investigations to be undertaken at your request to minimise the likelihood of unknown discoveries when construction commences.

+ The engagement and briefing of consultants is arranged on your behalf to enable them to commence preparation of preliminary designs proposals as required.

+ As there are many elements to discuss during this phase, and mindful that we do not want to take up too much of your time, we like to issue you with our Detailed Design Questionnaire, customised to your project (this is sometimes issued within the earlier stages depending on the project requirements). It is an easy to understand form that you can complete in the comfort of your own home and at times that suit you. We have formatted the document to include all the key areas of your project along with options that you can select from for each key area. Your completion of this document provides us with a comprehensive understanding of what you think is important for the creation of your space.

+ Whilst you are completing our questionnaire we move forward with the documentation. Drafting up all key drawing layouts; building up the detail to enable the location of key areas to be resolved, and work efficiently and effectively for how you like to live or use your space. Interior and exterior finishes selections are also finalised and compiled for review with you.

+ Once a draft of the documentation is ready, we arrange to meet with you to review the project drawings and finishes to gain your feedback.

+ A final update of the drawings is then undertaken and all documentation is issued to you.

Other Services

+ Many clients request 3D views of the design be modelled during this phase to get a better understanding of the look and feel of their project. We are happy to offer these for an additional cost to ensure the client only pays for what they require.

So what’s next?

+ Having obtained your approval to proceed, we either move forward into Town Planning phase ( if required for your site), or if not, we move forward into Contract Documentation.
